If you have a property that you or your LLC own and would like to list it for sale through seller financing, You’re Approved Homes is here to help!

We pay for marketing and hosting to help get your property FILLED!

Terms of Listing on You're Approved Homes

1. Eligibility
Properties listed with You're Approved Homes must be owned by the investor, LLC or similar legal entity, that is requesting the home to be filled.

The investor must have full legal authority to list the property for sale and offer seller financing.

Please note: You may not list properties that you do not yet own. Properties that you have under contract, but have not yet closed on, are not eligible for listing or marketing.

2. Listing Submission
Investors will submit an email to info@youreapprovedhomes.com with property details. Including: Address, photos, videos and pricing, for listing on You're Approved Homes.

All submissions will be manually reviewed and added by the website administrator.

Investors are entitled to three free updates to their listing. Additional updates may be subject to a fee.

The investor will also need to send "ready-to-sign" paperwork to You're Approved Homes for a buyer to sign. Please make sure this is final draft when you send to us and also please send this as a word document if possible.

3. Marketing and Hosting
You're Approved Homes will cover the cost of marketing the website and all listed properties. The website will also cover the cost of hosting and storing content related to the listings (photos, videos, etc.). You're Approved Homes may also list your property on outside marketing channels, such as Facebook, Craigslist, etc.

The listing is free, and there is no charge for hosting and marketing.

4. Facilitation of Potential Buyers
If a potential buyer expresses interest in a listed property, You're Approved Homes will send the appropriate paperwork to the buyer to e-sign.

You're Approved Homes will not provide or edit any paperwork. All appropriate paperwork for the sale should be provided to You're Approved Homes at the time of listing the home.

You're Approved Homes is not responsible for the outcome of any transaction between the investor and the potential buyer.

5. Payment for Successful Transactions
In the event that a buyer purchases a listed property, that was originally introduced to them by You're Approved Homes, the investor agrees to pay You're Approved Homes 50% of the down payment made by the buyer, regardless of who facilitated the paperwork or when.

Should You're Approved Homes facilitate having a buyer sign for the home, the investor agrees to pay You're Approved Homes 50% of the down payment made by the buyer.

The paperwork should name You're Approved Homes' LLC (Pink Investments LLC) as the entity accepting the down payment. You're Approved Homes will collect the full down payment from the buyer and the disburse 50% to the investor after the payment clears. (Usually 1-3 business days.)

6. Legal Disclaimer
You're Approved Homes, Pink Investments LLC, and any associated entities are not real estate agents, brokers, or licensed professionals. They do not offer any real estate brokerage services. You're Approved Homes does not guarantee the sale of any property listed on the website.

Investors are solely responsible for conducting their due diligence and ensuring all transactions comply with applicable laws and regulations.

7. Limitation of Liability
You're Approved Homes, Pink Investments LLC, and any associated entities are not liable for any disputes, damages, or losses arising from transactions between investors and buyers.

By listing a property on our website, the investor agrees to hold You're Approved Homes harmless from any legal claims related to the listing or subsequent sale of the property.

8. Termination of Listing
You're Approved Homes reserves the right to remove any listing at its discretion if the terms of this agreement are violated or for any other reason deemed necessary by the website administrator.

9. Amendments
These Terms of Listing may be amended at any time by You're Approved Homes. Investors will be notified of any changes, and continued use of the website constitutes acceptance of the updated terms.
